Details of your property together with full colour photographs and location map can easily be viewed by anyone interested in relocating or moving to the area via our web and associated sites.

We display colour photographs in our prominent shop window display and regularly advertise in the local press.

We also distribute property sheets to our growing and extensive mailing list of registered applicants.

All interested applicants are initially invited to apply to be considered for tenancy.

We are able to carry out full referencing and credit checks, before granting a tenancy and only when we are satisfied that the tenant is suitable will the tenancy be offered, subject to your prior approval of course.

As professionally qualified agents, we will always have your best interests at heart to ensure a smooth tenancy.

All property appraisals are free of charge.

We offer several different levels of management which range from Basic Management to Full Management and Overseas Management as follows:

Basic Management = 10% of the monthly rental income(Minimum of £45.00).

Full Management = 12.5% of monthly rental income (Minimum of £45.00).

Overseas Management = 15% of monthly rental income(Minimum of £45.00),to include NRL tax administration.

Tenant Finder Only = Equivalent of first month’s rental. This includes the new Tenancy Set Up Fee and share of the Legal Fee.

None of the above Fees are due until a tenancy has been secured and the first month’s rental has been received.
The management fees are deducted from the monthly rental income and a statement is issued each month to the Landlord.

A one off fee to cover the costs of securing a new tenancy is as follows:
New tenancy Set Up Fee = £120.00
Landlords share of the Legal Fees = £80.00
These fees are deducted from the first month’s rental.

For Fully Managed and Overseas Managed tenancies an annual charge of £25.00 per property to cover compliance and registration of the tenancy deposit with the Tenancy Deposit Scheme.
